About these terms

These terms are an agreement between you and PropBulls Solutions Private Limited ("PropBulls", "we", "us") for using propbulls.in and its sub-domains. You must be 18 or older and able to enter a binding contract under Indian law to use our websites. By using our websites you agree to these terms. If you do not agree, please do not use the websites. Our Privacy Policy explains how we handle your personal data.

What PropBulls is

PropBulls is a real estate channel partner, registered with MahaRERA as a real estate agent under registration number A041182502812. We help buyers find and buy homes in Mumbai, Navi Mumbai, Thane, Lonavala and Alibaug.

We are not the developer (the promoter) of any project on our websites. The developer builds the project, sets its prices and terms, and signs the agreement for sale with you. PropBulls is not a party to that agreement.

Property information

Project details on our websites come from developers, MahaRERA and other public sources. We work to keep them correct, but we do not guarantee them:

• Prices, availability, offers, floor plans, amenities and possession dates can change without notice, and the developer decides them.
• Images and walkthroughs may be artist's impressions, not photographs of the finished project.
• Areas are carpet areas, as defined by RERA, unless a page says otherwise.

Before you pay anything or sign anything, check the project's registration and details on the MahaRERA website (opens in a new tab) and with the developer. Pay only into the bank account named in your agreement. Nothing on our websites is an offer to sell, or legal, financial or tax advice.

Registered projects only

We market only projects that are registered with MahaRERA where the law requires registration. Project pages show the MahaRERA registration number.

Our fees

When you buy in a new project through us, the developer pays our brokerage and you pay PropBulls nothing.

For resale homes, rentals and advisory services, we may charge you a fee. We will agree the fee with you in writing before we start any work.

Calls and messages

When you send an enquiry, you agree that we may call, WhatsApp or email you about it. We send new launches and offers only if you separately agreed to receive them, and you can stop them at any time.

Your account

Give us accurate details, keep your password to yourself, and tell us if you think someone else has used your account. You are responsible for what happens under your account. We may suspend or close an account that breaks these terms.

Using our websites

You must not:

• Copy or scrape listings or other data from our websites with automated tools.
• Send false enquiries, or enquire in someone else's name.
• Try to break into, overload or disrupt our websites or systems.
• Show our pages inside a frame on another website without our written permission.
• Use our websites for anything unlawful.

AI search and chat

AI search and chat answers are generated automatically and can be wrong or incomplete. Check anything important with our team or the developer before you rely on it.

Our content

The PropBulls name, logo, design, text and software on our websites belong to us. Project images, plans and brochures belong to their developers. You may view and share our pages for your own, non-commercial use. Do not copy, republish or sell our content without our written permission.

Other websites

Our websites link to developer websites, MahaRERA and social media. We do not control those websites and are not responsible for their content.

Limits on our liability

As far as the law allows, PropBulls is not liable for any loss that comes from relying on information on our websites without checking it, from a developer's acts or delays, or from our websites being unavailable. Nothing in these terms limits our liability for fraud, for death or personal injury caused by our negligence, or for anything else the law does not allow us to limit.

Changes to these terms

We may update these terms. When we do, we change the date at the top. Using our websites after a change means you accept the new terms.

Governing law

These terms are governed by the laws of India. Courts in Mumbai have exclusive jurisdiction. This does not affect your right to approach MahaRERA or a consumer commission under the Consumer Protection Act, 2019.
